Saltspec exists because too many good operators sign the wrong space — and find out only after the money's committed.

Most feasibility advice comes from people who have never run a Saturday night or priced a buildout. I've done both.

The part nobody tells you

Restaurants rarely fail because the food was bad. They fail because the deal was wrong before the doors ever opened. The rent was too high for the covers the room could hold. The buildout came in at double the budget. The corner looked perfect on a weekday afternoon and went quiet the moment the sun went down.

Saltspec exists to catch those problems while they are still on paper, when they cost a few hundred dollars to fix instead of your life savings.

I'm Fin, and I built Saltspec after more than a decade on both sides of that decision — across hospitality operations, construction, and commercial development.

I have run the room

I started behind the bar at eighteen. By my late twenties I was Operations Manager across a five-venue group, responsible for more than fifty staff and a group turning over six figures in weekly revenue. I owned the parts of the business most people never see: the rostering, the pour costs, the supplier negotiations, the marketing, and the daypart-by-daypart math that decides whether a venue makes money.

I know what makes a room work because I have made rooms work. I grew one venue's slowest night from roughly $2,000 to $9,000. I lifted a flagship bar from $30,000 a week to a steady $40,000 and up.

I have built the space

I have also spent years in commercial construction and capital projects, budgeting, bidding, and delivering tenant improvements and buildouts to institutional standards.

To date I have managed $50+ Million in tenant improvement and capital projects, including restaurant buildouts for national multi-unit brands operating coast to coast. So when I tell you what it will cost to turn a bare shell into a working restaurant, that number comes from someone who signs the change orders, not someone guessing from a template.
