How does Saltspec work?

Is this a subscription? Can I cancel?

No — Saltspec services are project-based, not subscriptions. You engage a review when you need one and each engagement ends when the deliverable is complete. Nothing renews automatically, and there’s no account to manage. If your plans change before work begins, just let us know.

What documents or information do you need?

The listing or address, any floor plans or as-builts, the proposed lease or LOI if you have one, photos of the space and utilities, and a short description of your concept and budget. More detail sharpens the read, but a listing link is enough to start.

What does a paid review cover?

Zoning, conditional-use, health, and building-permit questions for your jurisdiction; kitchen exhaust and make-up air, grease interceptors, electrical and gas capacity, plumbing, HVAC, and fire-life-safety. Most reviews are completed remotely from listings, plans, photos, and public records; site walkthroughs can be arranged for larger engagements such as the Buildout Roadmap or Owner's Representation. We flag the path and the risks — final determinations always rest with the local jurisdiction.

How reliable are your cost and TI-allowance estimates?

They're planning ranges, not bids. Estimates reflect your concept, the condition of the space, the market, and any infrastructure gaps. Where a tenant improvement allowance is on the table, we test it and any free rent against a realistic buildout estimate so you can see the true gap before negotiating or signing.

What are your turnaround times?

Free Assessment: 24 hours. Initial Feasibility Review: 2 business days. Full Feasibility Review: 5 business days. Buildout Roadmap: 10 business days. Need it faster? Rush delivery is available on any paid service for a 10% fee.

What deliverables do I receive?

A written report matched to the service level — findings, identified risks, cost and schedule context, and a clear recommendation. Paid reviews conclude with a go, no-go, or go-if position and recommended next steps.

Can I upgrade to a deeper review later?

Yes. Within 30 days of delivery, the full amount you paid credits toward the next tier up — for example, a Free Assessment credits toward an Initial Feasibility Review. Just let us know before starting the new engagement.

What's your refund policy?

We fix it first. If a deliverable doesn't cover what we committed to, we revise it. If we still can't make it right, you get a full refund. We don't offer refunds simply because you didn't like the verdict — an honest no-go is a successful review.

Is my project information kept confidential?

Yes. Every engagement is confidential, and we sign an NDA on request. Your project, numbers, and negotiations stay between us.

Do you work nationwide?

Yes. Saltspec works with restaurant and hospitality operators, brokers, landlords, and developers across the United States — every review is completed remotely from listings, plans, photos, and public records, with site walkthroughs available for larger engagements.

Does Saltspec replace architects, engineers, contractors, or attorneys?

No. Saltspec is independent pre-commitment advisory. We help you decide whether a space deserves those investments — and arrive better prepared — but we don’t produce stamped drawings, legal advice, code approvals, or construction bids.
